Seller’s Pre-listing Home
Inspection
A Pre-listing home inspection can detect previously unknown problems or
potential upgrades that you may wish to address prior to selling your home,
which can result in a smoother transaction for both parties.

- A regular full inspection in our Pillar To Post® binder at our regular
inspection price but with the following added features:
- A Report Commentary for sales purposes which includes a Pre Listing
Preamble and general overview of the home and its current condition
- A color Photo Section with additional views of the home and some of
its better features
- Fully e-mailable to clients around the world
- For sales marketing, the Report Commentary together with the Photo
Library inserted in a Pillar To Post Marketing Binder to form the
“Inspection Feature Sheet”.
- A Certified Pre-lnspected Pillar To Post Lawn sign.

Mold Inspection
This is an initial step to determining if a home has a mold problem.
The inspector will perform a visual examination of all accessible areas of the
property. We enter the attic to determine if there is any evidence of water
penetration, past or present. Air conditioning/heating system and duct work is
inspected. Walls are also tested for excess moisture. Bathrooms and all visible
plumbing located in the property, will be inspected for leaks. After the home or
business has been thoroughly inspected up to four air and/or surface samples
will be collected and sent to a laboratory for analysis. A computer generated
report will be available within a 2 working days with the results.
If the report analysis reveals elevated mold reading the next step is
consultation with a Certified Industrial Hygienist for remediation.

Termite/Wood Destroying
Organisms Inspection
A visual Inspection of accessible areas for active or evidence of past
infestation of wood destroying insects to include termites or any wood
destroying organism by a state licensed inspector.

New Construction/Pre-Closing
Inspection
Completed during the construction process, this type of inspection is a
visual examination of all accessible areas of a residential house by a qualified
professional home inspector, which is designed to identify observed material
defects in the major component groups. These inspections are performed in
phases, with reports issued at the completion of each inspection phase. The
client is encouraged to attend each phase of the inspection. Typically three
phase inspections are performed:
- Footer/foundation/drainage inspection
- Mechanical rough in inspection, and pre drywall
- Final phase is a home inspection that includes: Property & Site,
Exterior & Garage, Roof & Attic, Heating/Cooling systems, Plumbing
Systems, Electrical Systems, bathrooms and fixtures, kitchen and appliances, and
all living spaces.
Upon completion of the inspection, a computerized Inspection Report
with digital pictures of defects is printed on site, and inserted into the
Pillar To Post inspection report binder.

Pool and Spa Inspection
We evaluate the condition of all accessible pool and spa components. We
identify items that need repair to make the pool operational, safe and
reasonable to maintain. We also note the condition of the fence, gates, walkway,
pool perimeter, slide, diving board, deck, rails, coping, lighting, structure,
and other items of possible concern. Digital photos are taken to assist us in
composing the inspection report as well as recommendations for maintenance and
repairs.

Re-Inspection
A visual examination of areas to be determined by the client designed
to evaluate whether work requested in a contract addendum has been completed in
a satisfactory manner. A copy of the contract addendum and the client, or the
clients, representative must be present during the re inspection. A
re-inspection report will be issued at the conclusion of the re-inspection.

conducted of the tank and components by a licensed inspector.

Wind Mitigation Insurance
Inspection
A Wind Mitigation Inspection is a valuable inspection service that may
significantly reduce your windstorm insurance. Wind Insurance discounts are
available for building features that reduce damage during high wind events.
The Wind Mitigation discounts are justified because stronger, more
wind-resistive structures have lower windstorm losses, meaning reduced costs to
insurance companies. Most existing structures actually do have one or more wind
resistive construction features and may qualify for some significant Wind
Mitigation insurance discounts.

reduced rates for certain Wind Mitigation features?
We will document the Wind Mitigation features present in your home and
produce a WIND MITIGATION CERTIFICATE for you to use in order to receive your
wind mitigation credits on your Wind Insurance policy.
The Wind Mitigation Inspection must be performed using the Uniform
Mitigation Verification Report Form (OIR-B1-1802) – This is the form developed
by the Office of Insurance Regulation and may only be completed by a Certified
Wind Mitigation Inspector.
